Please select your dates using the above availability calendar. Once we receive your request we will reserve the dates for you and send you the booking instructions to complete the booking.

A week’s stay is from Friday to Friday.

A short stay is either for a 3 night weekend from Friday to Monday or a 4 night mid week stay from Monday to Friday.

If you would like to book a different block of days please contact us to discuss options.

We strongly advise you to take out holiday cancellation insurance.

Booking Terms and Conditions

 

1 Formation of contract

1.1 The contract is formed between you the party leader (the lead name supplied when booking) referred to as “you” or “the holiday maker,” and the owners of Lane Head Barns, referred to as “we” “us” or “the owners.” This contract is for the provision of short-term holiday rental of Morridge View or Mixon View.

1.2 When you submit a booking enquiry via email or phone you will receive a booking summary by email. This will provide details of the full cost and deposit required. This does not form a contract between us.

1.3 The contract arises when we accept the booking and you pay the deposit or full payment and receive a confirmation email from us following receipt of the payment.

1.4 We will provide such short-term rental subject to these Terms and Conditions of booking. Your statutory rights are not affected by anything contained in these Terms and Conditions.

2 The Property Description

2.1 We aim to ensure that the information provided on the web site www.laneheadbarns.co.uk is accurate; however there may be small differences between the actual property and its description.

2.2 Where, due to unforeseen circumstances, the property becomes unavailable, a full refund will be issued and we will have no further liability towards you.

  1. Care of Property

3.1 You must take good care of the accommodation and its contents and leave them in the same condition as they were on your arrival. You will be liable for the cost of any damages, breakages, losses and any extra cleaning or repair costs which are incurred due to your non-compliance with this condition. We reserve the right to ask guests to vacate the property, without refund, where we become aware that unreasonable damage or loss has taken place.

  1. Payments

4.1 For any accommodation booked more than 6 weeks prior to the start of the rental period, you shall pay a deposit of 30% when booking. You must then pay the remaining payment at least 6 weeks prior to the start of the rental period.

4.2 For any accommodation booked less than 6 weeks prior to the start of the rental period you must pay the full price when booking.

4.3 In the event of late payment, we reserve the right to cancel the booking, in which case the provisions of Condition 7 will apply.

4.4 We reserve the right to levy a damage/cleaning deposit for groups where we judge this to be appropriate.  This will be refunded in part/full following inspection of the property when vacated.

5 Your Responsibilities

In addition to the good care of the rental property;

5.1 You must ensure that a maximum number of 10 people stay in Morridge View or 2 in Mixon View. This excludes infants. The number of adults, teenagers, children and infants must be provided at the time of booking.

5.2 You must not allow any person other than you and your guests to use the facilities and amenities of the property without the express permission of the Owner.

5.3 You will be responsible for all Guests staying at the Property and the things they do (and do not do) even if you do not stay there yourself during the Holiday Period.

5.4 Pets are not allowed to stay nor to visit, as the property is let as pet free.

5.5 Access to the accommodation is from 4.00 pm on the first day of your rental period and you must vacate the property by 10.00 am on the last day of your rental period.

6 Your responsibilities with respect to fire safety

6.1 No smoking is permitted anywhere in the properties.  Guests are only permitted to smoke outdoors providing that this does not interfere with other guests’ enjoyment. All cigarette ends must be cleared away.

6.2 Guests are not permitted to bring their own portable heaters.

6.3 Candles, tea lights, indoor fireworks are all not permitted inside the properties.

6.4 The external doorways are to be left free from obstructions such as luggage, footwear, groceries etc.

6.5 Care must be taken when emptying the ash pan from the log burning stove or charcoal from the BBQ.  Ash/charcoal must be disposed of only in the metal silver dustbins.

7 Cancellation

7.1 If you need to cancel your booking you must let us know by email as soon as possible. On receipt of such notice we will use reasonable endeavours to re-let the accommodation. If we are successful we will refund the money you have paid (or part if we are only able to re-let the accommodation for part of your rental period or have to give a discount to sell it) less £35.00 per booking for our administration costs. If we are not able to re-let the accommodation, no money will be refunded.

7.2 If you are unable to travel due to government legislation associated with the Covid-19 pandemic you may either rearrange to alternative dates, with no amendment fee, or receive a full cash refund.

8 Electric Vehicle Charging

8.1 Electric vehicles must be charged using one of the EV chargers in the car park. Normal wall sockets within the properties must not be used. The cost of charging will be billed to the party leader. You will be informed of cost per KWh prior to using the charger.

9 Insurance

9.1 We recommend that you take out insurance to protect yourself against any losses. Please remember bad weather, sickness and any number of other circumstances could necessitate your failing to take your holiday and we cannot refund any monies other than as specified in clause 6 above.

10 Feedback

10.1 We welcome reviews of the property on Google Maps (Lane Head Barns).

10.2 We cannot accept liability for any short term equipment failure or problems beyond our reasonable control.

10.3 If you have any cause for complaint you should bring this to our attention swiftly to allow us an opportunity to achieve a satisfactory solution.

11 Rights of entry

11.1 We reserve the right to enter the accommodation at reasonable times to inspect it and/or carry out any necessary repairs or maintenance.

12 Lost Property

12.1 We reserve the right to dispose of any property left in the accommodation 1 week after your departure. If you require us to return any items, a minimum of £10.00 will be charged to cover postage and packaging. Any extra costs will depend upon the weight, size and type of delivery required and will be subject to postal rates applicable at the time. We will not be held liable for any loss or damage to such property or failure of delivery by the postal services.

13 Liability

13.1 No liability is accepted for any loss, damage, sickness or injury howsoever caused which may be sustained during the holiday to the holiday maker or any member of the party, or any vehicle, its contents, or any possession of the holiday maker or any member of the party as defined above. Your statutory rights under the law are not affected by this clause.

14 Law. The contract between you and us is subject to English law.
